The Annex Toronto's real estate housing market saw a strong increase in sales. The market was up 10% in sales over 2021 to 41 sales. This is still down from 2019 but showing signs of slowly coming back. There is still a lack of inventory in the Annex. Sales prices for 2022 increase by almost $250,000, partly due to a lack of inventory and the amount of detached homes sold in the The Annex neighbourhood, pushing the average sales price up. The average price comes in at a strong $3,004,038 per house.
Another statistic showing that the market will remain strong is that we are seeing houses sell at 101% of the final sales price to the listing price. Also, houses are selling in just over 4 weeks.
I will be very curious to see what 3rd quarter of 2022 brings. If inventory increases we may see a flatline of the price. If inventory remains we will see a continuous price increase.
