Summerhill Neighbourhood
Summerhill was named after the " Summer hill " house built in the mid 1800's. Most of the neighbourhood was a part of the Thompson Estate that was home to the Summerhill Spring Park. This was an amusement park with rides, games and a swimming pool. The property stretched from Yonge Street to Mt Pleasant Road and was later subdivided by his heirs in the 1860's. In the 1880's the North Toronto Railway reached Summerhill on Yonge Street and the neighbourhood quickly grew. The train station defined the development of the surrounding area including the Summerhill neighbourhood. The workers from the railroad needed housing, and this is evident in the tall charming attached and semi detached row houses found on many Summerhill Streets. This Summerhill Station became the main train station for the Canadian Pacific Railway ( CP Railway) in the early 1900's, around 1920's. It was later closed, and now the old railway station has been revitalized as the neighbourhood LCBO for the area of Summerhill and Rosedale. The boundaries for Summerhill stretch to the north a couple of blocks south of St. Clair, Avenue Road in the west, Yonge Street and Mount Pleasant to the east and Davenport Road and the railway in the south. 
Summerhill boasts beautiful tree lined and many winding streets. You will also find an abundance of Parkland that has helped to make the  neighbourhood one of Toronto's most preferred neighbourhoods. Conveniently located along Toronto's main street the Yonge Corridor,  Summerhill is just steps to the gateway of the Downtown. Transportation is provided by the Summerhill Subway Station that provides easy acces to the business and entertainment districts.     

Summerhill Real Estate:
Homes in Summerhill are mixed however many share similarities to some of the homes found in  Rosedale. Summerhill homes date back to the late 1800's and early 1900's. There was a  great push  in the 1930's for growth in this  area. . Summerhill houses are mostly two and three storey detached designs, some of which feature an array of architectural styles, including Victorian, Edwardian, Georgian, and Tudor. There are of course the old train worker's homes situated on various streets  in and around this area. This variety adds character and interest to the lovely streetscapes.  
Summerhill  also includes smaller neighbourhoods with similar real estate such as,  the Republic of Rathnelly. This is a very unique neighbourhood that is like a small town within a huge city with there yearly parties in a huge park and outoor skating rink. Similar to Rosedale Summerhill boasts many beautiful parks throughout, although does not have the biking trails.

Summerhill Homes:

The charm of the Summerhill area, lies in the ecclectic mix and it's appeal is broad from empty nesters moving into the city from the suburbs, professionals working in the financial district, singles, divorced and young families. The demand for Summerhill homes condo townhouses and condominium apartments remains high with these properties often selling above asking. Summerhill Condos
The condos in the Summerhill neighbourhood are some of the most sought after condo builings in the city. They vary from boutique low rise to larger more exclusive luxury buildings with valet parking and full amenities such as 20 Scrivener Square and 25 Scrivener Square.

Summerhill townhomes - Freehold townhomes
The Summerhill neighbourhood has a variety of townhouse styles. There are freehold townhomes, this is a home that you own and it is not part of a condominium corporation. A freehold townhouse doesn't have a maintenance fee. The older wokers cottages including attached row homes on streets such as Summerhill Avenue and Ottawa Street are what many would refer to as townhomes. Many have mainted the beautiful character of their Victorian heritage. Other freehold townhomes are found on streets such as Alcorn Avenue and Birch Avenue. Many of these homes are freehold townhomes and were often built in the 1970's and later. 
Summerhill townhomes - Condominium townhomes
A condominium townhouse is a townhouse that is part of a condo corporation , the same way a condominium apartment is. When considering a condo townhouse, be certain to have a realtor that verifies what is included in the maintenace fee and where your responsibilities for maintence lie. Some may include roof, landscaping and snow removal for example, while others may not include roof and exterior repairs. Once your realtor has verified this, make sure your real estate lawyer verifies this carefully and explains your responsbilities when they look at The Status Certificate.  Certain condo townhomes will also allow you access to the adjacent condo building if it's part of the same development. You would then have the luxury of your own private entrance and possibly a terrace of your own, while being able to use the building'd gym, pool and party room for example.
Certain smaller townhouse groups may provide less maintenance and therefore have a much smaller maintenance fee.

Why Live in Summerhill?
Summerhill is similar to Rosedale as it  still offers a small town feel in a large city. Yonge  and Bloor Streets  still offer many quaint shops, family restaurants and a wonderful place to do a weekend stroll. You are able to sit out on a patio at one of the neighbourhoods coffee shops or wander into your favorite butcher or bakery to find that special treat for your dinner. Situated just accross from the iconic LCBO and Clocktower under the train bridge, you will find the beautifully restored Circa 1892 buildings that include the fine shops that are now known as " the five Thieves".  These include Nadege desserts, The Harvest Wagon, Pisces for fresh fish and Oliffe Butcher. Bar Centrale and Terroni on Price are destination restaurants for many but if you live in Summerhill they are your neighbourhood go to spots .
The most recent new condo in Summerhill is  called The Jack located  at Yonge Street and Rosehill Avenue.The close proximity to excellent schools including The York School and Branksome Hall also make Summerhill an attractive area for families with children. Private clubs you'll find nearby are the Badminton and Racquet Club( B & R ) at Yonge and St Clair, The Toronto Lawn on Price Street and York Racquets on Macpherson Avenue .    

The Summerhill  area has one of the largest selection of fine wines with the Summerhill LCBO store. This is located at the base of the clocktower in what was once the old train station. The unique architecture is cherished by many and may be seen for miles around. A few lucky property owners are fortunate to have a view of this beautiful tower, however you will pay a premium for those homes or condos. 

Summerhill is an excellent neighbourhood that is popular for growing families as well as empty nesters, downsizers and singles who enjoy the walking to the nearby restaurants, shops and the subway.
